Commercial Building Energy Rating (BER) Certificates are required for all non-domestic buildings offered for sale or rent.

Future Energy use the Non Domestic Energy Assessment Procedure (NEAP) to demonstrate compliance with specific aspects of Part L of the Building Regulations. The NEAP software is also used to generate the Building Energy Rating (BER) and advisory report for new or existing non domestic buildings.

Since the 17th of November 2008 Future Energy have also been offering Building Energy Ratings for the existing dwellings market. This work involves a site survey which allows us to assess all the components within the house that affect the energy rating. Once the site survey is carried out we then use the DEAP software tool to calculate the Official Building Energy Rating (BER) of the house. We offer compeditive rates and a quick turnaround time. Future Energy are also offering a BER service for Non Domestic(Commercial) buildings from January 1st 2009. Our staff have recently completed training on the new SBEM software package which will be used to rate commerial buildings.
Legislation
A Provisional BER must be provided by the builder/developer to the purchaser when the dwelling is being sold off plans. It is valid for 2 years.
A Final BER certificate must be provided to the buyer on completion of construction of the dwelling. In the case of one off owner-occupier new dwellings a certificate must be secured before the new dwelling is occupied.
• After the 1st of January 2007, all new homes for which planning permission has been applied for must have a BER. Transitional BER exemptions will apply to new dwellings for which planning permission is applied on or before 31 December 2006, where the new dwellings involved are substantially completed on or before 30 June 2008.
• 1 July 2008 a BER will be required for new non-domestic buildings offered for sale or rent. Transitional BER exemptions will apply to new non-domestic buildings for which planning permission is applied on or before 30 June 2008 provided the new non-domestic buildings involved are substantially completed by 30 June 2010.
• 1 January 2009 a BER will be required for any existing buildings offered for sale or letting.
